Annandale Street Leith - Home Alterations

We were tasked with this Edinburgh Home Alterations project in the Leith area of Edinburgh. Our client was looking to alter the location of his bathroom, kitchen and bedrooms to provide improved living accommodation within a grade A listed flat in the new town of Edinburgh. The existing kitchen was too large, whilst the existing shower room and bedroom were too small. By swapping the spaces around we were able to effectively rationalize the layout. Our Edinburgh Home Alterations services included: 


- Initial consultation 

- Measured survey 

- Preparation of existing CAD layout, section and elevation drawings

- Scheme proposals / feasibility drawings 

- Finalizing the design 

- Developing the CAD drawings to Listed Building Consent stage 

- Liaising with Edinburgh Council Planning to achieve Listed Building Consent 

- Developing the CAD drawings to Building Warrant stage 

- Obtaining competitive Structural Engineers quotations 

- Liaising with the Structural Engineer on the design aspects of the project 

- Liaising with Edinburgh Council Building Control to achieve Building Warrant 

- Principal Designer service to statutory consent stage in compliance with CDM2015 


We have provided some image extracts from our CAD drawings for this Edinburgh Home Alterations project to show the proposed layout, sections and technical details. With the property being 'A' listed we had to be mindful of retaining original cornices and proposing service cores in sensible locations. A dropped ceiling was proposed to the kitchen with a perimeter shadow gap to provide a degree of 'Architecture' to the space. A dropped ceiling was also provided to the bathroom, which allowed overhead storage for the new bedroom to further maximize space.
