The Garden House @ Lugton

We were tasked with this project by our client who was looking to construct a new build house within a section of garden ground in his existing property. The subjects themselves that the garden was attached too comprise a Category B listed dwelling located with a conservation area, which posed challenges from a planning perspective. The subjects were designed to mitigate impact on the surrounding area with a modest single story pitched roof design incorporating K-Rend external finish, anthracite framed windows & doors and natural slate pitched roof.

Our services included:

- Architectural design

- Budget costing

- Feasibility study

- Pre-planning discussions

- Lodging of planning applications

- Discharging planning conditions

- Technical detailing

- Liaison with engineer & geo-environmental consultant

- Lodging of building warrant applications

- Technical site support to contractor

The foundations and floor slab have now been put in and the walls have been constructed up to eaves height. The contractor is now beginning to put the roof trusses on. The project involved construction detailing challenges with respect to the gas membrane and venting system, which were dealt with by liaising with technical rep's and geo-environmental consultant.
